FBC for Fremont East Moves on to City Council

Form-Based Code (FBC), a new zoning code planned for downtown Las Vegas, advances to City Council for Fremont East adoption and rezoning.

The General Plan Amendment (GPA) to replace Title 19 land use designations with FBC, was recommended for approval at Planning Commission on April 9, 2019. The proposed zoning code ordinance provides minor revisions to the previous draft adopted in January, to provide clarity on general standards, and to add 3 new transects: T6 Urban Core, T4 Main Street, and T4 Neighborhood which will be applied in Fremont East.

The draft is now moving forward to City Council to be heard at the July 3rd meeting. Pending adoption, the Long Range team will move forward with rezoning Fremont East to the Form-Based Code through a full public hearing cycle (mailers, neighborhood meeting, Planning Commission, City Council).

Below, we have published the final draft of the Regulating Plan
(zoning map) for the area . The map, as it stands, is a product of 7 months of outreach with the neighborhood and feedback from numerous property owners and stakeholders. This map will be submitted with the application to rezone that is scheduled to be presented in July to the Planning Commission and in August to the City Council.
